design plan: chinoiserie dining room 2 ways

sometimes even tiny tweaks in a room can yield big results.

here are two plans that i did for an e-design client that contain the same core elements:
*an existing traditional wood table
*matching chairs that will be painted 
*existing set of pagoda mirrors
*existing oil rubbed bronze chandelier that will be painted gold
*new end chairs 
*dark walls + new wainscoting + black ceiling tray

the big difference between the two plans is in the rug and accent fabrics. 


with this plan, an over dyed teal rug is paired with a chartreuse pagoda print and a geometric black/white fabric.

and this plan (which was the final look the homeowners decided on) has a more colorful rug, with fuchsia, eggplant, tangerine and mint. the new accent fabric picks up on the mint in the rug and adds another dose of geometric pattern.

i worked with this e-design client on a whole house remodel--picking out flooring, paint colors, cabinetry and lighting. (yes! it IS possible to work with a designer remotely on a remodel or even a new construction project! these types of projects are my favorite! and honestly, hiring a designer will save you money in the long run and ensure you spend your money where it matters.)

the powder room was one of the last spaces we worked on, and is a great complement to the rest of the house--warm, rich, and textural with a punch of graphic pattern!

oh, i know. it's the holiday season, and very few of us are thinking about the beach. but these clients have recently purchased a beach villa and needed a design plan for their master bedroom that was chic and affordable, and easy to pull together in the next few months before the rental season goes into full swing.



not a SINGLE piece on this board costs more than $300. pretty incredible, right?

design plans: 2 budget friendly toddler room schemes (and some tips on how to save money decorating)

here are two schemes that i came up with for a client that was looking for a budget friendly way to redecorate her young daughters room. 

lavender + citrine:


red + mint:


nearly all items on the boards come from sources like target, ikea, kirklands, and etsy....
because often it's not a matter of HOW much money you spend, but WHERE and HOW.


if you are getting ready to redecorate a room in your house, and will be spending hundreds or thousands of dollars, it is worth the investment to do some homework:

*look at sites like houzz and pinterest to get a better vision of what you like and want. it is a good idea to have a sense of your style before you begin any redecorating project.

*blogs (like mine!) or copy cat chic can give you ideas for less expensive look-alike alternatives for everything from lighting to sofas. be sure and check them out to see if something that you have your eye on is available somewhere else for less! i have a board on pinterest called "affordable finds" that you may want to take a peek at!

*get familiar with what is available online at big box stores like target, overstock, jcpenny and even walmart. there can be treasures "hidden"in all that STUFF.

*do some preliminary budgeting so that you know what you could end up paying for things.

if all else fails, and you feel overwhelmed, hire a DESIGNER! they can end up saving you a lot of money by coming up with options that fit your budget and can open your eyes to other ways to improve your space!

a design plan for a recent client who LOVES color!


in the plan:
*painting the back of her existing built-in bookcases a deep peacock blue
*replacing existing lamps with updated budget friendly options
*new pillows for the existing light blue sofa
*soft vertical stripes on wall
*new patterned curtains
*painting existing mirror/medallion collection white
*adding a super affordable art arrangement over sofa

this is a local client who moves FAST--i met with her 3 weeks ago, and she has nearly completed the entire project and hired me to help her with her office. i will be posting before and after projects of both plans in the coming weeks!

battle of the wallpapers--opinions needed!

remember my teeny tiny vestibule?

well, i am having an enormously hard time deciding which wallpaper to put in the space.

what i want:
something neutral, that introduces some texture and or pattern that will look nice with the ornate mirror.

here are the top contenders:

option A:
phillip jeffries grasscloth with a chain link stencil applied on top.



the good: 
it will be really affordable.
let me clarify! because if you have ever looked at the pricing of philip jeffries wall coverings, you know it is pretty expensive. i purchased a small remnant of plain phillip jeffries grasscloth on ebay a few months ago for $50 to use on the ceiling of my powder room, but it is enough to cover this space as well. i also already have the stencil, although the scale of the links is larger than in the actual wallpaper.
the texture will be nice in the small space, and the link pattern will be a nice contrast to the ornate mirror.
the bad: 
i have to stencil the grasscloth, which could be a pain in the butt. i might end up ruining it.
i have never hung grasscloth, so i would have to spend some time researching the right way to hang it. i might end up ruining it. can you tell that i am a little afraid to RUIN it?

option B:
fornasetti malachite wallpaper in beige, cole + sons.



the good:
its a gorgeous wallpaper that i have had my eye on forever. it would be a subtle, chic look in this tiny space. it has a slight metallic sheen to it which is really dreamy.

the bad:
i would have to buy it, and most places have a 2 roll minimum, even through i only need one roll.  a single roll is around $150.
maybe it is too subtle for this area? i could also use this paper somewhere else in my house, like on the ceiling in either my office or the foyer.

option C:
thibaut alexander wallpaper in metallic pewter on beige



the good:
its a great combination of texture and grahic pattern, plus it is a little traditional and a little modern at the same time.

the bad: 
uh...close to $400. just to cover this one little area. a definite splurge.

option D:
farrow and ball ranelagh




the good:
this is a very classic, nice looking wallpaper with a soft graphic trellis motif. i can get it for a pretty affordable price. it would look nice against my scrolly white mirror.

the bad:
it may not be as "exciting" or design forward as the other choices.




ACK!
so, what should i do?

go with option A, the affordable, possible-train-wreck in the making diy stencil on the grasscloth?
or splurge on B or C?
or go with budget friendly option D?

a tour of my closet

a look at my finished (for now) closet!
the total cost to build the entire shelving and storage that you see was $300!
you can see a post on the planning and building here
the cost to stencil and "decorate" the closet was also really low, since i had everything on hand.
the only thing i bought NEW was the stencil! you can see a post on how i stenciled the walls here.



i layered an ornate thrifted mirror (purchased for $3) on top of my existing rectangular mirror with command strips.

the vintage drawer pulls were added to the ikea malm dresser to dress it up.

my necklaces hang from key organizers, purchased at walmart.

the mirrored tray and preserved cypress topiary were both tj maxx finds.

dressing up a frame with metal L brackets

this is a fun and very easy project that anyone can tackle!


*since this print was vintage, and was odd sized, i chose to use a floating glass frame to see some more idea son how to frame odd size art, click here.


here is what you will need:
1. your picture frame. one with square edges will work best for this project.
2. metal "L" brackets, available from any department store.
3. screws. make sure to get ones that wont go through your frame!
4. a drill or screwdriver. i did this with a manual screwdriver, and it was a bit of a pain. (if i did it again, i would pre-drill all of the holes and use the electric screwdriver to install the screws.)

a close up look at the screws and L brackets is use. the L brackets come in several lengths and widths, so if you can, being your frame with you to the store to see which one will work best with your frame.

as you can see, the brackets came with screws, but they were too long, so i purchased some short ones.

all you have to do is to line up the L brackets with the edges of your frame and attach it with screws!

i wanted a more industrial, masculine look, and so i kept the brackets and the screws steel, but they could also be painted gold or brass for more of a campaign-style look.

 i like the additional touch of metal that this easy project adds to this masculine bathroom!


(i purchased my frames at michaels crafts store. the screws and L brackets are from lowes.)
